Please provide the following information if you are interested in purchasing the property: number of people that will be living there, amount of your down payment, if you are able to make improvements to the place (change out single-pane windows, change out hot water heater, install vent-less wall heater, put awning over the deck, stain the deck, install flooring over the plywood floors (if you want better looking floors -- up to you), , insulate the water lines under the trailer (if needed and desired -- they are Pex lines and did not freeze last winter but it's better to be safe than sorry), etc.

I also need to know if you have your own appliance (stove, refrigerator, washer, dryer, vent-less propane wall heater, etc.) or would you need me to provide them (as I do have them in the trailer now but can pull them out if you have your own appliances).

There is a propane furnace in the trailer that works perfectly but it is not an efficient way to heat as its duct-work is under the trailer. I have a vent-less propane unit that saves 60% over the furnace.

Land contract with $5,000 down or best offer -- but not less than $2000 -- the higher down the better chance you will have of getting this property. $300 per month. 0% interest $36,000 total or $29,999 cash.

Has new roof and a huge yard. If you don't have the $5,000 down, then I am considering a lower down payment and allowing the potential buyer to rent the trailer until they have made the full $5,000 down payment at which time the $300 per month rent payment would be applied to the land-contract principal amount. The rent would not apply to the principal until the $5,000 down payment has been made. Full $5000 down-payment must be paid within 6 months.

No neighbors. Big sky to view stars. Extremely quiet at night. Federal land to north, vacant vacation home to west and it's the back way to Big Star Lake, vacant building to east/the other side of M37, camping land/trees to south.

Only 2 miles to Houseman's Food Center and 5 miles to downtown Baldwin, MI or Bitely, MI.

This property will probably sell on a land-contract and will not be rented out. It will only rent out if someone does not offer a few thousand dollars down for the land-contract.

The largest down payment will likely be able to purchase the property on the land-contract.

This is a basic, "roof over your head", spartan living trailer on M37 at Newaygo/Lake County line 96th/18 Mile and I'd PREFER TO SELL IT on a land-contract over renting it but i will rent it if no one can come up with an adequate down payment for the land-contract ($2500+).

14363 N. Woodbridge, Bitely, MI 49309 (this is what M37 is called as it passes north of White Cloud and through the Bitely/Lilley/Sippy Flats area).

It's livable as it is but would be easy to gut the kitchen and remodel the whole inside to your style. It's nothing fancy but does put a roof over your head and it's in a fantastic location.

Only 2 bedrooms and they are small ... 10'x10' and very small 8'x8'. One bathroom with a tub/shower that should have the tub part replaced as it was cracked and sealed with that black miracle stuff they sell on TV commercials. Under no circumstances would it be rented to a group/family of more than three people -- it's just not large enough of a trailer.

New metal roof this year. New water well pump and electric is on.

It has a propane tank / there is not natural gas in the area yet. It has a good furnace but I was going to put in vent-less wall heaters which are more efficient and use much less propane. There's also a place for a wood stove to be put in. The water heater is good but I want to replace it with a tank-less instantaneous 220v unit. I just bought one for it and I already have the vent-less wall heater(s).
