This house was built to be my forever home, but a job forced me out of state. With that being said, I built this home to last a long time, with minimal maintenance. It is insulated and sealed top to bottom, floor is heavily insulated as well.

I do have a property that it could be moved to, in Lake, Mi. It’s flat with well, septic and electrical. Property would be an additional 20k, or, I would be willing to do a super affordable lease agreement to keep tiny house there long term or short term.

•1,248 sf portable home (including lofts)
All metal!!!! Metal exterior walls and roof! Built! To! Last! (Extremely large master suite, very large living room, very large kitchen, very large dining room, very large bathroom + 208sf loft/ bedroom and another 208sf loft, that could easily be a third bedroom and would only need a small spiral staircase (we used it as a play room for the kids. Technically could be a 3/1 with little money and/or labor, but is a 2/1 as of now. Rooms are huge!
•house has high grade metal siding and roof
(All materials on building are warrantied for another 49 years)
•professionally wired and plumbed
•on demand water heater (brand new)
•garbage disposal (brand new)
• rain shower head
•extensive interior and exterior LED lighting
•fully upgraded kitchen and pantry with brand new shaker cabinets.
•new LPV flooring
•double insulated windows
•high ceilings with open floor plan and very good flow

People cannot believe the size inside when they walk in. My family of 5 lived here for the last 6 months and we loved it! We wanted to move it to Florida where I will be working, but my job includes housing, so we decided to let it go.

House is ready for ceiling trim and paint of your choice. (Since we decided to sell, we left it for the new owners to pick colors)

This is not a cheap modular home/trailer.
This is a fully custom house with every single outlet, light, walkway, etc, thought out and planned for over a year. No cheap materials were used whatsoever. You couldn’t build this yourself for what the asking price is. The good thing is, it’s brand new, far better build quality and is way less expensive than a brand new cheap modular home this size. It’s a no brainer.

I can help arrange moving to your property for a pretty inexpensive price, as I know someone, in central Michigan, that moves houses for a living and he has agreed to help out.

The small metal building in the photos is available for an additional $11,000. It is insulated, floored, wired and plumbed to be a guest house/laundry room. Needs trim and paint as well. Has extensive interior lighting and exterior as well, to match the main house. I would sell seperate. It’s is just shy of 200sf + it has a nice loft that is 100sf.

With a deposit, I could finish the buildings in whichever trim and paint of your choice for just the cost of materials to knock it out.

Will consider partial trades: RVs, boats, vehicles, classics, etc.
No motorcycles, atvs or sbs
